Why More Family Home Buyers Are Choosing Pinetown

Why More Family Home Buyers Are Choosing Pinetown

For many tenants and homeowners in Durban, the property journey begins in a townhouse or sectional title apartment. It is practical, secure, and often the most accessible way to enter the market.

But at some point, the question arises: what comes next? More space. A garden. A pool. A proper family home.

For many buyers, that next step has traditionally meant stretching budgets to move into suburbs such as Westville, Kloof or Hillcrest. Yet an increasing number of house hunters are discovering a quieter opportunity just minutes away.

Pinetown.

Positioned about 20 minutes from Durban’s CBD and connected by the M13 and N3, the suburb offers something increasingly rare in today’s property market: generous family homes at realistic prices.

“Pinetown is one of the most underrated property markets in the greater Durban area,” says Scott Allnatt, co-founder of Shelley Residential. “Buyers often focus on suburbs like Westville or Kloof, but when they look closely at the numbers, they quickly realise how much more home they can buy in Pinetown. For decades, the market here has quietly been undervalued.”

Schools That Anchor the Community
Good schools have long shaped successful neighbourhoods, and Pinetown is no exception.

Families benefit from established institutions such as Pinetown Boys’ High School and Pinetown Girls’ High School, supported by respected primary schools including Benjamin Pine, Sarnia, and John Wesley. Within a short drive, Westville and Kloof further expand schooling options, creating a strong educational network that continues to attract long-term homeowners.

“Schools influence property markets more than people realise,” says Allnatt. “When families find the right schooling environment, they settle in an area for years. That stability is one of the reasons Pinetown has remained such a resilient market.”

Established Suburbs with Real Value
One of Pinetown’s defining strengths is the collection of mature suburbs surrounding its centre, each offering established neighbourhoods and family homes on comfortable stands.

Sarnia remains one of the area’s most tightly held suburbs, with the overwhelming majority of properties being freehold homes rather than sectional title units. Recent transfers show an average selling price of around R1.62 million, highlighting strong value compared with neighbouring areas.

Manors offers a broader mix of housing and continues to attract buyers upgrading from sectional title living. The suburb recorded 35 transfers in the past year, with an average price of approximately R1.33 million, making it one of the more accessible family markets in the area.

Padfield Park sits slightly higher in the market, supported by strong household income levels and healthy buyer activity. Over the past year, 74 property transfers averaged about R1.6 million, reflecting consistent demand for larger homes.

Farningham Ridge offers a quieter residential setting dominated by freehold homes, with recent transfers averaging roughly R1.56 million, reinforcing the suburb’s appeal for buyers seeking space and stability.

Nearby Hatton Estate shows similar strength, with average sales around R1.58 million, further highlighting the value available across the greater Pinetown market.

Together, these neighbourhoods reveal a consistent pattern: spacious homes, established communities, and prices that remain attainable for buyers upgrading from townhouse living.

A Practical Step Up the Property Ladder
In Pinetown, however, it can still unlock something far more substantial.

A home such as 19 Angus Road in Moseley Park, recently launched to market at R1,45 million, sits on a generous 1,200 m² stand and offers four bedrooms, open-plan living spaces, a study and a large garden. It reflects the kind of relaxed family lifestyle many buyers seek when upgrading from sectional title living. Buyers can explore the property here:

Similarly, 4 Linaria Place in Pinelands presents a spacious four-bedroom, three-bathroom home with multiple reception rooms and a practical layout designed for family living, offering comfort and room to grow. The listing can be explored here:

Both homes illustrate the central appeal of the Pinetown market: space, flexibility and long-term value. With both homes on show this Saturday from 10 am to 12 pm, buyers have the opportunity to experience the homes for themselves and discover firsthand the space, lifestyle and value that the Pinetown market continues to offer.

A Market Worth Rediscovering
In a property landscape where homes are becoming increasingly difficult to afford, Pinetown continues to offer a rare balance: central location, established neighbourhoods and full family homes within realistic budgets.

“Property markets move in cycles,” says Allnatt. “The most interesting opportunities often exist in places people are not paying enough attention to. Pinetown is one of those markets.”

For buyers looking to move beyond townhouse living into something more spacious and enduring, it may be one of Durban’s most compelling opportunities today.
